According to realtors, first impressions are the most important ones. So if you’re planning to sell your home anytime soon, you really need to consider curb appeal. While the following projects each cost under $1,000, they could make more of a difference in your ability to sell your home than a much more expensive interior remodeling project.
Adding some simple exterior lighting can make a huge impact on your home’s appearance. Even the most simple design can take on an upscale appearance when lighting is added. Of course, lights do more than make your home look good; they also add safety for evening guests and enhance your home’s security. Lampposts, path lights, flood lights, and front door sconces range in price and ease of installation; each can make a major impact on how attractive your home looks to a potential buyer. The least expensive would probably be solar-powered path lighting, which require no wiring and can be easily installed. Well under $100 each, these simple additions can make a major impact.
Maybe you can’t quite swing those cobblestone pavers you’d love to add, but paying for professional cleaning and sealing of your existing concrete or asphalt driveway can make a major statement that would-be buyers notice right away.
If your home needs a new paint job, there’s no short cut to that; however, most homes will look a lot better after a good cleaning. You can either rent a pressure washer or hire someone to spray down your house, front porch, and any walkways. Even if you’re not comfortable handling a pressure washer, you can probably manage to clean your own windows. Even on a rainy day, streak-free windows can brighten your home’s appearance.
Nothing can replace a lush-looking lawn, but even if fresh sod isn’t in your budget, simply keeping your lawn mowed and shrubs trimmed can make a big difference. Flowers make a big impact, too. If you have a penchant for gardening, you can plant new seasonal flowers in a window box or along the edges of your home. If you’re not willing to invest a lot of time and energy in gardening, simply add to your front porch a few pre-planted containers with plants of various heights and colors.
Front Door Upgrade
Another place to add some color may be your home’s front door. Your home’s entrance isn’t everything, but it’s definitely a biggie. Replacing an old-looking or broken front door can be a significant expense, but newer doors can benefit from a pop of color. For the price of a can of paint, you can add an attention-getting hue like red or cobalt blue or go traditional with simple charcoal black.
There’s a lot that a potential buyer will see before they ever open that front door and get to see all the TLC you’ve put into your home’s interior. If they don’t like what they see on the outside of your home, they may not want to look inside.
